What happens when you call
When you call, you get me, Christian, and about four questions: what your house siding is doing, how old the place is, one story or two, and whether anyone else has looked at it. Then I come out and walk the whole house, corner boards and all.
Plenty of siding companies quote sight unseen. I don't, because a wall tells you things a phone call can't: chalky panels, cracked stucco siding, a window sill that gives a little when you press on it. Square footage, story height, how cleanly the old panels come off and how much trim and gable work is waiting up top all push the price one way or the other.

Siding
Chalk on your palm after you lean on the wall. Corners lifting, a gap where wasps come and go.
That chalk means the finish is done holding water out, and once water gets past the house siding it goes for the framing, the corner posts and the insulation before it ever shows up inside. A wall you could have re-clad turns into carpentry.
What moves a siding installation on your place is wall area, how many corners, windows and gable ends we have to trim, whether it's one story or two, and how much old material comes off first. The product matters too. Board and batten siding takes more layout time than lap, vinyl siding goes up quicker, and stucco siding or metal siding each want their own detailing at the openings.
Vinyl Siding

Vinyl siding is built to move. A twelve foot panel grows in the heat, so we nail through the middle of the slot and leave the head just shy of snug. Driven tight, it buckles, and by the first hot stretch you've got waves you can see from the street. Plenty of contractors for siding skip the wrap and the window flashing underneath, which is where the real damage starts.
What moves the price on house siding: how many squares of wall, how many corners and openings, whether the old sidings come off first, and what shape the wood behind them is in. Fiber Cement Composite Siding

Fiber cement composite siding is what I hand most folks who are tired of repainting the same wall every few years. It's cement, sand and cellulose, so it won't swell, feed termites or cook loose in the heat. Soft, flaking house siding means water has been sitting in that wall a good while, and left alone it works past the panel into the framing, which turns a siding installation into carpentry.
While the wall is open we look hard at the fascia and soffit, since rot up at the eave keeps feeding everything under it.
Price moves on square footage, one story or two, how much bad wood turns up behind old t111 siding or stucco siding, and trim. Board and batten siding means more cuts and more hours than plain lap.
Fascia And Soffit
Paint curling on the board behind your gutters. Wasps coming and going at the corner.
Fascia and soffit go bad from the top down, so by the time paint gives up, the wood is already spongy. Fascia is the board your gutters hang on; soffit is the vented underside of the overhang. Once that board softens, hangers pull loose, the gutter tilts, and water lands at your foundation instead of the downspout. Open soffit is an invitation to squirrels.
Leave it and rot walks back into the rafter tails, which means carpentry before any siding installation happens. Linear footage, one story or two, how much framing gets cut back, and whether you want aluminum wrap or vented panels to match your sidings all move the price. We do this work alongside gutter installation, because nothing should hang on a board we haven't replaced.
Gutter Installation

Gutter installation is how we finish most siding jobs, because new panels don't do you much good if the roof edge is still dumping water at the base of your walls. On board and batten siding the runoff tracks down the battens and lands in the same two spots until the ground gives up. Leave it and you get soft fascia, streaked walls, mulch in the driveway and settling you'll feel in the doors.
What moves the price is linear footage, how many downspout drops and inside corners the house has, one story or two, five inch or six inch trough, and whether the fascia under the old gutter has to come off first. If we're doing metal roofing on the same house, we hang the gutter to suit the panel edge.
Metal Roofing

Standing seam and exposed fastener metal roofing both give up at the screws first. Those little rubber washers dry out, the screws back out a turn, and water walks right into the decking. Leave it a couple of seasons and you're buying plywood and framing, not gaskets.
What moves the price is the pitch, how many pipes, vents and skylights we have to flash around, whether the old shingles come off or the panel goes over them, and the gauge and profile you pick. If it's six bad fasteners and one seam, that's a roof repair, and I'll tell you that instead of selling you a roof.

Roof Repair

That kind of roof repair is almost never the whole roof. It's a lifted piece of step flashing, a valley that's opened up, or a run of nail pops letting water under the tabs. Most of what we patch here is tar shingles, and matching a color that's had ten summers on it is half the work.
Leave it and the water doesn't stay up top. It tracks behind the fascia and down into the wall cavity, so now you're paying for framing and fresh siding installation on top of shingle work. Being a siding business, we usually spot these from the ladder before anyone sees them from the yard.
Pitch, layer count, soft decking under the patch, and how far the wet has traveled all change the number.
Tar Shingles
Grit in the gutter and gray bald patches on the sunny slope.
Tar shingles give up their granules before they give up anything else, and that bald look means the asphalt underneath is cooking. Tabs go brittle, one hard blow lifts them, and then water is sitting on the deck. Leave it and the rot walks down the rafter tails into the wall where your siding starts.
We're contractors for siding by trade, so once the tear-off is open we can see exactly where water got behind the wall and put both right while the ladders are already up. What changes the price on a shingle roof is the number of squares, the pitch, one layer to strip or two, how much soft decking turns up, and how many valleys, pipe boots and chimney flashings need rebuilding. Low-slope and flat work goes through our commercial roofing instead.
Commercial Roofing

Commercial roofing and siding tend to show up on the same call, because water sitting on a low-slope roof finds the wall long before it finds the drain. Leave it and it soaks the insulation, softens the deck, and rots the framing behind corrugated metal siding until panels start pulling their fasteners loose.
We tear out the saturated sections, dry the deck in, and rebuild the flashing where the roof ties into metal siding or aluminum siding so that seam actually sheds instead of wicking.

Roofing and siding are really one job at the corner where they meet, and a stain like that means water slipped past the underlayment and is sitting on the deck. Leave it and you stop paying for shingles and start paying for rafters, sheathing and soggy insulation.
What changes the number on a roof: the pitch, how many old layers have to come off, the count of valleys and pipe boots, whether the plywood has gone spongy underfoot, and how close a dump trailer can get to the house.
When a leak has been feeding a gable for months, that wall usually needs siding replacement too. Old wood siding drinks water at the butt ends. So most siding installation we do starts with a look upward.
Wood Siding
Soft spots under the paint. Dark seams where the panels meet, and nail heads backing out.
Wood siding forgives nothing on the coast. Once water gets past the paint film, cedar lap boards swell and T1-11 siding delaminates from the inside out, usually along the bottom edge where nobody looks. Push a putty knife into that edge. If it sinks, the rot has reached the sheathing and sometimes the framing behind it, and what you had was a paint job until it became carpentry.
If it's two boards low on one wall, siding repair beats stripping the whole elevation. Price swings on the number of stories, how much bad framing turns up once we pull panels, whether you want vertical T1-11 back or lap boards, and whether we're finishing with paint or stain.
Siding Repair

Siding repair starts with pulling a panel and reading what the water did behind it. All siding fails at the seams and the cut ends first, never in the middle. A split in t111 siding or older lp siding wicks straight into the plywood, and once the paint blisters you are buying new wood, not just a new face.
Aluminum siding chalks and dents, and painting aluminum siding will buy you several good years if the metal underneath is still sound. On a metal siding house, a bent run of corrugated metal siding usually comes off and goes back the same afternoon.
Cost moves with panel count, working height, whether that color and profile are still made, and how much soft wood turns up. Repair beats full siding replacement right up until it doesn't.

Older streets closer in hide surprises: T111 siding gone soft at the bottom edge, or chalky aluminum siding somebody kept painting instead of replacing. Out west and across the causeway it's mostly newer lap and vertical siding on houses built fast, where the corners and windows are where the water gets in.

How much does new siding cost for a house my size?
Four things move that number more than anything else: the material you pick, how much actual wall you have once we measure around the windows and doors, how many stories we're working on, and what we find when the old siding comes off. Rotten sheathing behind a leaking window changes a quote in a hurry. I price the job after I've walked the house and put a hand on it, never off a satellite image.
Can you replace just a few panels, or does the whole wall have to come off?
A few panels, usually. If a limb off a water oak cracked two courses, we can unlock that section and swap them out. Color is where it gets tricky. Vinyl that's baked in the sun for ten years won't match a fresh panel out of the box, so a patch on the front elevation can end up looking worse than the damage did. On a back wall, nobody's arguing.
How long will my house be torn up?
Four to seven working days for a single story around 1,500 square feet, longer when we're wrapping, flashing and re-trimming as we go. Two stories, chopped-up rooflines, or a run of afternoon thunderstorms stretches it out. You keep your doors, your power and your driveway the whole time. All we ask is that you move the grill and any patio furniture off the walls.
What goes wrong on a bad vinyl siding job?
Nailing it tight. Vinyl grows and shrinks close to half an inch across a twelve foot panel between a cold morning in January and a hot afternoon in late summer, so every nail sits centered in its slot with about a sixteenth of an inch of play under the head. A crew that guns it flat leaves you waves, buckles and popped seams by the second summer. That's not the material giving up, that's the install.
Which siding actually holds up in this climate?
Fiber cement composite takes wind-driven rain and heat about as well as anything we hang. Good vinyl does fine and asks less of you every year. Wood is gorgeous on the older homes off Government Street, and it will reward you for painting it on schedule and punish you for forgetting.
